If you are just starting to look at Oakland County lakefront what can you expect for $200,000.  Well the answer to that lies in what type of Oakland County lake you are going to buy on.  You can get more for your money if you buy on a smaller lake or a non-all sports lake.  If you are looking to buy a home on an all sports lake then you are going to pay more money for it.

A nice 1200 square foot house on White Lake could run you $200,000.  White Lake in White Lake Township is Oakland County’s 6th largest lake and is a public all sports lake.  Where as you could probably buy that same house in the $150,000 to $170,000 on another smaller all sports lake.  If it was a non all sports lake you may even be able to pick that same 1200 square foot home for $140,000.

So when you are deciding what type of lakefront home you are looking for the type of lake and the size of the lake plays an important part in the price of the Oakland County lakefront home you are buying.  If you are looking for a lake with a subdivision feel lakefront homes on Voorheis  in Lake Orion Michigan may be for you.  In my experience you are doing good to buy a lakefront home on a big all sports lake under $200,000 in 2013.  There are so few nice homes on big all sports lakes in the under $200,000 range.    But you should be able to find a decent home on a smaller all sports lake.  I have several coming up on Mandon Lake and I have a very narrow lot with a home on it on Cedar Island Lake in White Lake Township.

At one point there were at least one Foreclosures on Hidden Lake Michigan but now the lake home real estate market has changed.  There are so few lakefront foreclosures anywhere in Southeastern Michigan and the banks know what they want for the homes so they are not cheap.  You may find a better deal on a Highland Lake Homes for Sale by a private/regular homeowner than you would on a Huff Lake Lakefront foreclosures.
