Here is a 2013 Mid May update on lakefront homes for sale in Oakland County Michigan.  Well the average consumer has heard that the real estate market is on the rebound.  The issue is that some Oakland County lakefront home sellers have gone to the extreme.  They are not even taking the time to listen to their realtor.

They are just coming up with a figure out of the blue and deciding to list their house at.  I know one Waterford lakefront home seller that did that two years ago.  They are still trying to sell their home at that inflated price.  Who knows next year the values may have reached that point.  The problem now is that many buyers that are looking at that Waterford lakefront house and wondering what is wrong with the house if it hasn’t sold in two years.

I talked to a White Lake home owner that wanted to sell their lakefront home.  They wanted $400 a square foot for the house.   Lakefront homes on Upper Straits Lake are in the $300 range.  Upper Straits Lake is a pricier lake.  So the White Lake home owner is out of their mind.  Unfortunately I am seeing this all over on many different lakes.  My own subdivision Twin Lakes Village has an overpriced home on the lake.  Whether it is White Lake, Elizabeth Lake,  or any Oakland County Lake I can bet there is at least one lakefront homeowner that is dreaming of hitting the lotto by selling their house.

So my advice to any home buyer is do not get sucked in just because there are so few lakefront homes.  Do not be the one to fund that lotto dream.  You still need to buy smart.  If you are a lakefront home seller the question you should be asking yourself is “Do you really want to sell this summer?”  If you are just looking for top price then I would wait a while.  It will only hurt your chances to list your home at an unreasonable price.  Buyers will wonder what is wrong with your house after it sits on the market for a year.
